Sónia Costa Pascoal is an Associated Partner and has been at Abreu Advogados since 2009, where she works primarily in the real estate and finance areas and is part of the Angola Desk.

She advises investors and family businesses on the acquisition and disposal of real estate located in Portugal and Angola, including conducting due diligence on real estate assets, negotiating and monitoring the execution of different types of contracts, such as acquisitions of property rights, surface rights, and leases (residential, commercial and industrial).

She has experience in property acquisition through adverse possession, including the resumption of successive transactions through public deeds, as well as advising on real estate litigation related to the contestation of property acquisition in these contexts.

She has particular expertise in real estate matters, namely in purchase and sale transactions, leases, tourism developments, and real estate litigation.

In Angola, he is particularly involved in financial and real estate transactions, advising institutional clients.

Work Experience

Legal advice on the establishment of easements, usufruct, and other real rights over real estate;

Legal advice on the establishment and alteration of horizontal property regimes, including the respective regularisation with the Tax Authority and the Land Registry, as well as monitoring condominium issues;

Legal advice to various companies in the renewable energy sector, to obtain property rights, surface rights, and lease agreements;

Legal advice on building division and parcelling processes;

Legal advice on real estate regularisation processes, including land registry and property registration, with extensive experience in land registry maintenance processes and land registry claims;

Legal advice on real estate litigation, involving defence of property and possession, challenges to notarial justification, and proceedings relating to public maritime domain;

Legal advice on proceedings for the recognition of private property rights over the maritime public domain, including full legal representation and attending court hearings;

Legal advice on proceedings relating to rights of first refusal, namely those of tenants, owners of neighbouring properties, properties located in Forest Intervention Zones (ZIF) and National Agricultural Reserves (RAN);

Secondment at a collective investment undertaking management company and a banking institution in Angola and a real estate investment fund in Portugal, where he advised on the regularisation of real estate assets and credit recovery.
