Renata Silva Alves is an Associated Partner since 2020 and has been at Abreu Advogados since 2008, working primarily on real estate and taxation matters.

She focuses on the restructuring of real estate companies, having already arranged real estate operations based on lieu of payment, purchases and sales, and loan restructuring. She provides support to numerous investors acquiring real estate for the purposes of developing business ventures. She works regularly with the notary and registry department at Abreu Advogados on property regularization matters.

She has extensive experience on matters relating to due diligences (real estate, leasing of real estate and movable assets, financing), monitoring of merger/spin-off operations, and ensuring compliance with property, taxation and town planning regulations for numerous properties owned by real estate investment companies and other types of companies.

Work Experience

Advising clients on real estate matters (purchases and sales, lease agreements, shopping centre, tourism ventures, etc.), on town planning matters (regularization of real estate developments before competent authorities of warehouses and other properties) and taxation matters (tax and administrative disputes, various payments such as IMT, IMI, and IS, etc.), as well as amendments on deeds, entries in the land registers, and municipal and other registers, equity holdings under IMI, including submission of IMI Model 1 property tax declaration each year.

Assisting legal audits of real estate acquired by various banking entities, as regards real estate, tax and urban areas, and the preparation of audit reports with a legal analysis covering any irregularities identified, as well as proposed corrective procedures.

Advising on the structuring and restructuring of diverse complex real estate and financial operations for various companies, real estate investment funds and others, in real estate, property tax and financing, with bank debts, with follow-up of various situations arising as a result of Special Restructuring Plans (PERs).

Advising on the negotiation and drafting of contracts as well as on restructuring with a view to optimizing the use of real estate, and corporate and real estate restructuring operations.

Advising a property investment fund management company in-house, and assisting with the daily movement of funds under management.

Providing assistance to non-habitual residents wishing to obtain a golden visa.
