Filipa Torres Martins is a Senior Associate at Abreu Advogados Madeira, working mainly in real estate law and public law. She also has intervention on matters relating to family and inheritance law.

Filipa Torres Martins has extensive experience in judicial and extra judicial processes related to the legalisation of real estate namely upon succession of title holders, administrative claims on rural land under the Serviços de Cadastro [Registration Services], registration or amendment to urban land registers, inheritance legalisation procedures (stamp duty, confirmation of heirs, divisions and probate), actions involving the division of common assets, property transfer procedures including those related to “Golden Visa” purchases, leases, procedures regarding the obtaining of Portuguese nationality and residence authorisation.

She has experience in the processes of obtaining recognition of private property status within the Public Maritime Domain, including performing of historical investigations.

She provides counsel on public tender procedures both to private clients issuing public tenders and tender adjudication bodies; she also advises on the implementation of GDPR, the General Data Protection Regulations.

Additionally, she advises on divorce proceedings, probate, regulation of parental responsibilities proceedings, and actions contesting paternity.

Advising families of Portuguese, British, French and Belgian nationality on the legalisation of properties in Madeira, on matters of succession and title registration.

Advising international hotel groups on the legalisation of their properties via the land registry offices in Portugal.

Advising several European and international clients on the acquisition of property in Portugal from the initial “Promissory Contract of Purchase and Sale” stage to the payment of taxes and final registration of the property concerned.
